I am being offered a deed in lieu by BOA and Wells Fargo is the investor that is buying it. They have asked?
me to contribute $5K. I asked the person handling the deed in lieu if they will sign a release for a future deficiency judgment and she said no and that it was not negotiable. She didn't think they would proceed with a judgment but would not give me any guarantees. I do not know what to do. I have attempted to short sell it for 1 year, can't due to it being in a new development and the builder is matching the short sell costs. I lost my job 9 mos ago and have pretty much run out of money. If I do not get a deed in lieu they said they would foreclose and would get a judgment. I live in florida. Not sure what to do. I am 140K underwater. Any way I can be sure not to have a deficiency judgment? I really do not have the money to hire an attorney.

Can international student get financial support from investors for independent film (very serious question)?
I am 19 years old, staying United States with F 1 Visa.I want to become a film director, and I am determined and serious about it.I would like to make my own film first, with my own film company, that would categorize my film as independent film and then work with major movie studios to distribute it.I know most people would recommend me to go into film school, and start as intern or assistant producer on a movie set to move up step by step.The problem is, I am financially disabled for colleges and do not have much time to move up step by step. I have to start filming my movie as soon as possible because I will probably have to financially support myself with the movie's success if that is possible. However, the problem is that I am not a citizen, not even a permanent residence.I am just an international student staying in the United States with F 1 visa, which disqualifies me for many of financial aids for colleges.Would my status F 1 visa student disqualify me for getting investment for film as well?I would greatly appreciate any advice, it would be much better if information is accurate and you are actually one of film investor.I'm also thinking about approaching to film producers since film producers handle financial part of films.But in that case, I heard that writers approach film producers not directors approaching film producers. and film producers would buy legal rights of screen play.I just want to know if I can find someone who can handle financial part of film and share the profits of my film just in case if I am not available for getting investment.

If a real estate investors says he will give me a finders fee for every deal that I hook him up with, should I get a contract to make sure that he has to pay me for the find, or is it the etiquette to make deals by a phone call and a handshake and his name and reputation will keep him honest. Another words should I get a contract before giving him deals or should I assume that deals are just done over the phone and their word is good enough?
