What is your concept of fairly new? RQI has been in business for 8 years. All it invests in is real estate through REITs. Currently sells at a very nice discount to net assets of 16%. Pays a 5.5% dividend too. AWP has been in business for only 3 years. It invests in real estate globally. Currently sells at a 13% discount to net assets. Pays a 6% dividend. RAP has been in business for 4 years. It invests in real estate in Hong Kong, Japan, and far east. Currently sells at a whopping 22% discount to net assets. Pays only a 3.3% dividend. NBRFX his been in business for 8 years. It invests in domestic REITs. Pays about a 3% dividend. There are several others of this nature too. Most were initialized when real estate was THE item. It is no longer held in such high favor though.

Why do you need one that is new? There are several excellent REIT funds and ETF's...but they have been around for a while.
